Payment: Approved personal, business checks are appreciated.  Most major credit cards accepted.  A credit card imprint or other payment will be required as a damage/security deposit upon check-in.  Immediately report all damage, if any, upon arrival into your rental property!

Deposit Policy: An initial deposit of 33% is required at the time of booking. Final payment is due 45 days prior to regular season arrival dates or 75 days prior to Holiday or Festival period arrival dates.

Cancellation Policy:  Cancellations received after initial deposit is received may forfeit the entire deposit, unless the property is rebooked for part or all of your dates booked.  If the property is rebooked, the deposit will be returned in part or whole (depending on the amount of rebooked dates) less a $150 re-booking fee.  Cancellations received within 45 days of arrival (75 days of arrival for holiday and festival dates) is non-refundable, unless

property is rebooked, in which case all or a partial amount of the full amount paid will be returned less a $150.00 booking fee. Trip cancellation insurance is an inexpensive way to protect your vacation investment. Call your own agent or ask us for our CSA Travel Insurance plan.

Housekeeping: Your fully equipped unit will be clean and ready for your enjoyment upon check-in. Optional daily and mid-stay housekeeping services may be purchased by scheduling prior to your arrival. Housekeeping fees are $35 per hour. ***For stays longer than 8 nights a once weekly housekeeping visit will be required at guest expense.   

Fees:  Resort fees are automatically assessed and appear on your confirmation. They are $75 for a one bedroom, $100 for a two bedroom, $125 for a three bedroom, $150  for a four bedroom.  Some properties require higher maintenance and have an exclusive home fee of $225. Not all units have telephones or internet service. Credit cards or calling cards must be used for long distance calls.  Local calls are free. Interruption in internet, telephone or television service is beyond our control.  Upon being notified, we assist in everyway to reinstate services.

Changes: Guests may upgrade to larger or more expensive units, based upon availability, and will be responsible for upgrade fee. Should reserved unit be unavailable for any reason, AIT shall provide an equivalent or upgraded unit, as determined by AIT, at no additional charge to guest.

Parking: Not all units have assigned parking. If you will have a vehicle in Telluride please notify AIT in advance.

Fines: Guests are liable for all Home Owner's Association infraction fees, parking violations, noise violations, etc. incurred during their stay. AIT is not responsible for paying any fines or fees. There will be a $75 lock-out fee for forgetting keys or operating instructions for door codes outside of normal business hours.

Check-In/Check-Out: Check-In time is 4 pm and Check-Out time is 10 am. THERE IS A LATE FEE FOR ALL LATE CHECK-OUTS and all late check-outs MUST be arranged in advance with AIT. Please Initial ________________

Real Estate Showings: This residence may be for sale.  If a showing is requested, you will be given 24 hours notice.  By signing below, you are agreeing to cooperate with property showings.

I, as undersigned below, have read this confirmation and understand the above policies and authorize Accommodations in Telluride to use my credit card as a guarantee for accommodation security deposits. I authorize Accommodations in Telluride to apply any additional charges for damages, excess and beyond the normal housecleaning check out charges or upgrades in services or accommodations I receive against my credit card. An $25.00 fee will be assessed for each unreturned key, $100 fee for unreturned parking permit and a $100 fee for each unreturned garage door opener.
